The regions and areas of Florida uncovered
With year-round sun, relaxing beaches and mass tourism in equal measures, Florida is an ideal home-buying destination for a holiday home, permanent residence or investment property.
Property prices in Florida have risen significantly in the last few years. According to the Florida Association of Realtors, between July 2004 and July 2005 Florida’s property prices increased by 33 per cent. Many US real estate experts estimate that property prices in Florida will continue to rise at a steady pace for the foreseeable future, so it makes sense to buy property as quickly as possible. Property prices vary dramatically throughout Florida. Those with unlimited financial resources can purchase luxury property for millions of dollars in the state – especially around Miami and in the Florida Keys.
North West Florida
General: Some of America’s finest beaches are found along the region’s coastline, but some have been spoilt by excessive commercialisation. Access: Tallahassee regional airport can be accessed from any of Florida’s airports served by the UK. Resorts: The main towns are Pensacola and Tallahassee – Florida’s state capital. With a population of 150,000, Tallahassee is the north-west’s largest habitable city.
North East Florida
General: The north-east coastline borders the Atlantic. It is noted for its golden beaches and miles of peninsulas flanked by barrier islands. Access: Jacksonville airport is not very well served by flights from UK, but can be reached by air from inside Florida. Resorts: The region is dominated by Jacksonville – Florida’s largest city. There are a number of exclusive communities in the area including Ponte Vedra.
Central West Florida
General: Popular destination for new arrivals and one of the US’s fastest-growing regions. Over 90 miles of beaches, people can enjoy 360 days of sun. Access: Very good – regular charter flights to Tampa airport. Resorts: Tampa is the largest metropolitan area in Florida, but the city and surrounding areas tend to be fairly expensive.
Central Florida
General: Tourist central. The region has the highest concentration of theme parks anywhere in the world, including Disney World and Universal Studios. Access: Excellent. Orlando International Airport is the main port of entry for UK arrivals. Resorts: Orlando is the perfect destination for investment buyers and has property prices among the cheapest in Florida. Lakeland, Ocla and Kissimmee are peaceful but still close to Florida’s top attractions such as Disney World.
Central East Florida
General: A popular holiday destination. Lake Okeechobee is the second-largest freshwater lake in the US. NASA Kennedy Space centre is among the State’s top attractions. Access: Regional airport at Daytona Beach. Resorts: Daytona Beach has been dubbed ‘the most famous beach in the world’. Melbourne and Fort Pierce are also popular.
South West Florida
General: The Gulf Coast has been popular with property buyers, especially retirees for the last few years. Golf courses and fishing spots are in abundance. Access: Sarasota has a regional airport and is only a one-hour drive from Tampa. Resorts: Sarasota, Naples and Venice are sophisticated resorts. While property in Orlando appeals more to investment purchasers, those interested in a longer stay tend to flock here.
South East Florida
General: A winter playground for movie and pop stars. The region also known as the Gold Coast. Property is very expensive throughout. The area encompasses the beautiful Everglades. Access: Very good – Miami has direct flights from the UK. Resorts: Miami is the second-largest city in Florida. Fort Lauderdale and West Palm beach are also popular.
Florida Keys
General: The keys are one of the most popular attractions in Florida. Access: Best accessed from Miami. Resorts: Key West is by far the most popular with visitors.
