France: South-east regions sitting pretty
The south-east of France, including Roussillon, Provence and the Côte d’Azur, is the only area where property prices in 2006 have risen at rates similar to that of the year 2005.
The Federation Nationale de l’Immobilier (FNAIM) reports that prices in the south-east of France have risen to 10.3 per cent in the first quarter of 2006, as compared to 9.3 per cent in 2005. Another confirmation came from a report by Credit Foncier bank. Prices in the place have risen steadily over the past few years . The rental market in the Côte d’Azur and neighboring places is booming due to a demand increase.
Chesterton International is offering apartments in Le Central Plaza, a development situated on the shores of Cagnes sur Mer bay, Côte d’Azur. A ten minute walk from the sea, the development is situated right smack in the center of the town, close to all local amenities. With 84 apartments ranging from studios to three bedrooms, the properties start at £135,000 (200,000 euros). With the buoyant property and rental market in the area, there is room for capital appreciation at Le Central Plaza.
For a cheaper alternative, buyers can look at the French Alpine property. Popular with tourists, rental rates and property prices are high as a consequence, but there are several resorts where buyers can enter the market without going broke. Properties in Combloux and Les Houches start at 4,000 euros per square metre. This is a practical investment compared to the 14,000 euros per square metre apartments in exclusive resorts like Megéve and Chamonix. Even over at the less popular resorts, rentals are still very much in demand in the French Alps. FNAIM reports that rental prices are steadily going up, rising by 3 per cent last year alone.
Another cheaper option for budget buyers is the L’Hotel des Deux Domaines. Available through VEF, the hotel is situated in Le Belle Plagne. Several balconied apartments start at £163,000 (241,000 euros). The hotel’s on-site management company provides full restaurant facilities and childcare. In addition, all suites are fully furnished, boasting of a four-star standard.
On the other hand, luxurious resorts are available at Chamonix. The place is popular for cycling, skiing, walking, and dining. It has a world class reputation unsurpassed anywhere in the Alps. Chesterton has appartments in the new Les Chalets de la Tannerie development, starting at £638,000. The apartments have two, three or four bedrooms, with its own terrace overlooking the Mont Blanc and Aiguille du Midi.
