Morocco property investment set to grow

As Morocco’s Azure Plan and Vision 2010 target draws closer, the country is set to attract an increased amount of tourism and property investment.

Morocco’s Azure Plan and Vision 2010 was announced in 2001 by the country’s new King Mohammed VI. It intends to increase tourist numbers into the country from two million to 10 million by 2010 through developing major tourism property development projects. Included in Vision 2010 is the development of six major resorts on 600 to 1,000 hectares, with golf courses and amenities.

Since 2001, Morocco’s Azure Plan market has grown by around 50 to 75 per cent with the first new properties being launched two years ago. New developers moving into the market include local companies and developers from Dubai and Europe.

The average property price in Morocco is currently between £100,000 to £125,000. However, the market caters to the £50,000 budget as well as luxury multi-million pound properties. There are a variety of types of property available in the Azure Plan including apartments and villas.

There’s good news for Moroccan property hunters now filling the Morocco-bound low-cost flights from the UK - the North African country’s tax system is about to become less burdensome.

Morocco’s tax system is undergoing reform, as the EU grants the country 80 million euros specifically to aid taxation restructuring under the Programme Indicatif National Maroc 2005-2006 and that could be good news for Moroccan property buyers. The country has also made positive changes in registering property and the transfer of property has become easier, as the transfer tax was halved to 2.5 per cent of the property’s value.

Mediterranean property development aims high

The Saidia property development on Morocco’s Mediterranean coast has attracted the investment of England footballers but is still accessible to those with smaller budgets.

England football captain John Terry and team mates, Rio Ferdinand and Gary Neville, bought luxury properties in the exclusive ‘Le Jardin de Fleur’ development. Due to be completed in 2010, the development includes a cluster of 60 villas called Le Village des Amis and adjacent complex Le Village de Sport.

The Saidia property development covers 7 million square metres, three golf courses including one championship course, has 6 kilometres of sea front, 11 four- and five-star hotels, 17 beach clubs and a marina with 840 moorings. The developers are hoping that Saidia will rival the likes of St Tropez and Puerto Banus with premium brand stores such as Gucci, Hugo Boss, Versace and Armani already confirmed retail outlets.

Morocco: Gateway to Africa

Nestled at the top of the African mainland, Morocco boasts of a rich culture and dreamy images of Bedouin nomads leading camels on the desert, a colorful and vibrant market bazaar and tourists and merchants bartering animatedly. More BA Flights To Morocco

British Airways is increasing its service to Morocco. The North African country is becoming a popular tourist destination with its ethnic diversity and rich culture. With the increase in tourism, the need for more flights to Morocco is apparent.

Working with franchise partner GB Airways, British Airways will run flights twice a day to Marrakech, the southwestern city of Morocco, from London Heathrow. British Airways will also introduce a daily service to Casablanca, a city in western Morocco, and a twice-weekly service to Fez, the third largest city in Morocco. In addition, the airline will continue to run a twice-weekly service to the resort city of Agadir from London Gatwick.
