Invest in Portuguese golf for year-round returns

Vale Do Lobo II Gets Go Ahead

The huge Vale do Lobo III extension project at the eponymous luxury development on Portugal’s Algarve has received final planning permission. The €500-million scheme – including a five-star, 180-suite hotel and plots for 283 luxury villas and apartments – has already been launched, with work on the necessary infrastructure now underway; the construction of the first phase of properties is scheduled to begin in early 2007.

Excellent investment opportunities’ in the Algarve

News reports have reported that the Western Algarve is very much proper and very much ripe for the picking when it comes to strong rental demand as those people and foreigners investing abroad should take this into consideration.

It was reported by the Prestige Group that the average hotel and apartment occupancy in the Western Algarve back in 2005 was 77.6 percent and with approximately 3,000 hours of sunshine the whole year through, this is definitely surprising and quite amazing.

Portugal: Destination Hot Spots

Some ninety percent of all Portuguese property sales to foreign buyers is accounted to Algarve, primarily due to its perfect year-long climate of over 3,000 hours of sunshine and a long stretch of golden, sandy beaches. The average Summer temperature is at 30°C and Winter temperature is at 12°C. The Algarve is also known for its opportunities in sports with about thirty golf courses around the coast. Its very different to the area east of Faro where the development is more slow.

The coastline is mostly lined by tidal marshlands, close to the Spanish border. The area is part of the Rio Formosa National Park and the marshlands are guarded by ilhas or long sand flats. The small resorts along the coast have maintained much of their character. The houses in the main have modest designs but larger properties are surfacing. Two of Algarve’s most exclusive, luxurious and spacious developments are Vale do Lobo and Quinta do Lago. Townhouses with two bedrooms are sold at 675,000 euros and detached villas for three times that amount.

Holiday Home Rental Dilemma

It has been proven with the Algarve Resident’s recent report that the law shows no sign of being altered or slowed down as the news on the complex licensing legislation affecting holiday rental properties.

Now there is one Algarve villa resort which has stepped up to the challenge. The Caspo Business, located in Praia do Carvoeiro has initiated and launched a service which offers their clients a license application for their benefit. Just like any service, this service has some mundane cost, and is not for free: on an average, the price is from 1,000 to 1,200 per property. Already, around 15 Germans clients have gone on to register and although the first applications have been submitted to the Camaras two months ago, no licenses have been issued – as of late.

Algarve prices highest in Portugal

Data released this week by the Portuguese National Institute of Statistics has revealed that property prices on the Algarve are the highest in the country. The average price of Algarve property reached €1,481 (£1,001) per square meter the previous month, compared with the national average of €1,225 (£829) per square meter.

The Institute’s figures comes as a little surprise to industry analysts, who point to its high proportion of affluent foreign buyers as the major force behind the Algarve’s strong property market.
